Let us tell you the story

The present building is a reference in the city of Porto for its architectural excellence that integrates the best of Portuguese Modernism. In its conception are evident the Modernist principles of modelling and the minimal housing cell explored to its limit, following the philosophy of architects like Le Corbusier, which marked an entire era and architecture.

Housing and commerce building

The building was built in 1957 with the purpose of housing rental. At the time, the existence of housing estates in the city of Porto was very scarce and inaccessible to many exchanges. The houses had small areas and should house entire families. In this building the existing fractions were of type T2 and had only between 59 to 61 m2 of area. Under current legislation, with the minimum area required for a T2 being 72m2, it was unthinkable to build such small housing.

The Rehabilitation

The building consists of commercial ground floor (2 fractions) and the remaining 3 floors for 6 dwellings. There is also access to the roof terrace. The existing building is characterised by a “left – right” access typology with a central circular staircase. The rooms are faced to the south (Rua da Firmeza), and a small living room and a kitchen are faced to the north. The steep slope of Rua da Firmeza made possible a peculiar architectural solution. The fractions are uneven about half a floor that reflects in an interesting dynamic of facade that accompanies the street.

At the time of the start of the rehabilitation project the building was totally vacant. We kept the original building design and focused on taking advantage of some of the existing areas to make them more versatile, such as the roof terrace and the top of the building that is now a work center. An internal laundry was also created with all the necessary equipment for the comfort of future guests.

After all the works concluded, we were proud to receive an honorable mention for the IHRU Prize.

A modernist building full of character and historical heritage

We always believed that this building had way too much character to be unnoticed. So we decided to give it a life! We adapted some areas to keep up with the current needs, highlighting the building’s soul. We also kept some elements that represented its essence, such as the mosaic floor and woods, using a sober decoration to enhance light and color.

Thought for longer stays and located in Porto city center, Firmeza 388 apartments are perfect for those who enjoy to live a city and its vibrant mood, with all the comfort and charm of staying in a modernist style apartment.
